Confluence






A light-filled, courtyard-focused collection of small buildings, Confluence is located at the center of what was once the parade ground for Fort Collins' namesake military outpost.
After the soldiers departed, this area along the Cache la Poudre River became the natural intersection
of urbanism, agriculture, nature, and industry; playing host to mills, rail yards, beet processing, grain elevators, and more recently: breweries. Sandwiched between three historically eligible properties, with a fourth across the street, particular attention has been paid to the project's massing, stepping down and setting back in a number of locations in deference to the existing properties.
Confluence is a mixed-use project in the truest sense, composed of pedestrian-oriented retail, office, housing, and concealed off-street parking. The project includes 26 unique modern residences all with light, air and views from at least two sides. Commercial uses include street focused ground floor and lower level retail spaces, and second level creative office space, all linked by intimately scaled common courtyards and amenities.
The architecture responds to the varied history of the Fort Collins River District and the building exterior can be described unabashedly as 鈥淐olorado town鈥 with a material palette including weathering steel, board-formed concrete, stained wood, local sandstone and brick.
